ALTA Survey Drafting Requirements

An ALTA/NSPS drawing has to show far more than a standard boundary survey. Under the current Minimum Standard Detail Requirements, the drawing typically needs to include:

  • The boundary with record and measured bearings and distances, and the monuments found or set
  • The record description and any surveyed description, with notes on gaps, gores and overlaps
  • Each plottable Schedule B-II exception, labelled with its recording reference, and a statement on the rest
  • Improvements, encroachments and evidence of possession or use
  • Access to public rights-of-way and evidence of easements or servitudes
  • Every Table A item the client ordered, such as flood zone, zoning, parking and utilities
  • The surveyor's certification to the named parties in the required wording, plus field and drawing dates
